A working rope factory until the 1970s, the site spent a decade behind hoardings before we acquired it in 2023. The new building borrows the rhythm of the old warehouse elevations and gives the best of the site back to the people who live there.

Deep brick reveals, high ceilings and a palette of oak, steel and lime plaster run through every apartment, from the studios to the three-bedroom duplexes on the top floor. Each home has its own outside space, and the shared stairs are wide, daylit and worth taking instead of the lift.

At street level, two retained arches open onto a public yard with room for a bakery, a bike workshop and long benches that catch the afternoon sun. The rooftop garden is planted for colour in every season and belongs to all residents, so the best view on the building is saved for everyone.
